  • We recommend talking to a commercial agent like us at least 12 months before you’re wanting to open. The reason is because often finding the right location can take 2-3 months, then there’s another 1-2 months of negotiation, followed by 6 months of construction/prep to get the space ready for move-in.

  • We’ve worked with restaurants, coffee shops, dentists, optometrists, yoga studios, bartenders, and many more. We are confident we can find you the perfect space no matter your business type!

  • This can vary greatly depending on the current condition of the space as well as what you require for your buildout. Give us a call at 512-580-7800 to discuss what concept you’re planning and we can give you specific guidance.

  • A lease in a retail space is usually 5 – 10 years. It’s dependent on what you require as a tenant, which is something we can discuss with you in detail.

  • Yes – the Landlord will oftentimes pay for a portion of construction costs. This is referred to as Tenant Improvement Allowance. It’s part of what we’ll negotiate as your brokers.

  • The average rent is greatly dependent on the location and quality of the building. Lower quality spaces will rent for $15 to 25 per square foot, while high quality spaces will rent for $30 to 45 per square foot. To calculate the monthly rental rate, take the total SF times the $/SF rental rate, then divide by 12.
